That's why we recommend calculating a cost/year for each roofing option you are considering and then make a decision based on cost/year and how long you expect to own the structure.
This is something we can help you with (at no charge).
Evaluating the cost of any new roof involves three variables:
- The cost of re-roofing
- The frequency of re-roofing (i.e., how long the new roof will last), and
- The costs involved in maintenance and repairing damage if a roof fails
The formula is this:
Initial cost of roof + roof repairs & maintenance ÷ lifespan of the roof = roof cost/year
For example, a tar and gravel roof might cost $10,000 and last 7 years with $3,000 worth of repairs necessary over that 7 year timeframe.
The tar & gravel roof cost/year would be $1857 ($10,000 + $3,000 ÷ 7).
The same sized roof using Pro-Ply and installed by Lone Mountain might cost $15,000 and last 20 years with $0 repairs necessary over that 20 year timeframe.
The Pro-Ply roof cost/year would be $750 ($15,000 + $0 ÷ 20).
